

Debra Jackson’s 20+-year career as a real estate and finance professional includes a variety of experience including loan restructuring and lender negotiations, sourcing and negotiation of debt and equity, investor relations, asset management, real estate dispositions, underwriting, credit analysis, due diligence, and commercial real estate appraisal. Since joining Glass Ratner, Debra has been involved in the financial advisory and restructure of a hospitality, retail, residential subdivision and multifamily property debt.
Prior to joining Glass Ratner, Debra held multiple leadership roles of increasing responsibility at the Lane Company, a premier, privately-held, multifamily real estate investment, development and property management firm. Most recently, Debra was President of the Investment Management Division where she oversaw the investment management of a $1.4 billion portfolio of real estate assets in various stages of their life cycle including new development, renovation and rehabilitation, lease-up, condominium conversion, and stabilization with the primary goal of maximizing investor returns through the preparation and implementation of asset and portfolio business plans. Debra had primary responsibility for investor communications with regard to annual budgets, quarterly asset operational updates, capital calls, and distributions. In addition, Debra took the lead role in working with various lenders and equity partners to evaluate options and restructure and modify real estate loans and partnerships under a variety of circumstances. Debra’s achievements during her seven-year tenure at Lane included managing a team of real estate finance professionals which sourced approximately $2 billion of debt and equity capital and the disposition of $500 million of multifamily assets.
Debra began her career at Grubb & Ellis Appraisal and Consulting where she rose to Vice President and provided real estate valuation, feasibility, lender/owner due diligence and consulting services on all types of income producing real estate including retail, multifamily, single family subdivisions, golf courses, industrial, office and special purpose properties.
In 1995, Debra joined NationsCredit (subsequently Bank of America) as a Vice President in their specialty golf course and recreational property finance group. She has negotiated creative deal structures with Borrowers that mitigated risk while balancing the needs of the client within the bank return requirements. She provided comprehensive credit analysis to the credit risk management committee including due diligence and investment analysis including in-depth market studies, financial and background evaluation of principals, review of historical financial statements and construction budgets, proforma financial projections and assessment of permitting, engineering and environmental matters.
In 2001, Debra became a Vice President at GMAC Commercial Mortgage, where she was responsible for two portfolios of distressed franchise and convenience store loans. She provided work-out analysis and execution on defaulted loans including foreclosure coordination, appointment of receivers and property managers, and asset disposition. While at GMAC she also performed loan portfolio acquisition due diligence services to investor clients. In 2002, Debra was a Vice President at Greystone Servicing Corporation where she underwrote multifamily loans throughout the United States under the FHA MAP and Fannie Mae DUS programs.
Debra received her BBA degree in Real Estate from Georgia State University, a Member of REIAC, a Member of NMHC, a Board Member of Community Life Concepts and is formerly a State of Georgia Certified Real Estate Appraiser and Board Member of the Atlanta Apartmetn Association.
